Brownsville Commissioners Give Tractor Supply Company Green Light - Virtual Builders Exchange

Brownsville (Cameron County) — The City Commission approved zoning for the city’s first Tractor Supply Co. store during a December meeting.

The first reading of an ordinance to changed a 4.4-acre tract from agricultural to retail use took place Dec. 14. A second and final reading affirming the zoning occurred Jan. 4.

Tractor Supply, a national retail chain, currently operates six stores in the Rio Grande Valley, but the nearest store to Brownsville is in San Benito.

The proposed site for the new store is in west Brownsville at 2065 Military Road (Business U.S. 281), near Alton Gloor Boulevard.

A site plan filed with the application shows a 23,000 square-foot, single-story commercial building. Attached to it is an enclosed (fenced-in) open yard garden center and surface parking for approximately 80 vehicles.

According to the elevation schematics, the exterior walls are to be constructed of foam filled 8-inch CMU blocks, corrugated galvanized metal awning, corrugated galvanized metal panel, and a standing seam galvanized metal roofing system.

The property owner is William E. Pope of Rancho Viejo.

Clay Moore Engineering of Bedford, Texas prepared the site plan. The architect is Oxford Architecture of Nashville, Tennessee.

Oxford Architecture handles many of Tractor Supply Company’s projects and is currently involved in two other store developments in the Rio Grande Valley.

On Dec. 7, Oxford registered a project with the Texas Department of Licensing & Regulation to construct a 21,095 square-foot Tractor Supply Store in Rio Grande City. That project is estimated to begin March 7 and has a projected cost of $4.2 million.

On Sept. 27, Oxford reported Tractor Supply store project to take place in Pharr. That building is 21,095 square feet and has an estimated cost of $2.1 million. Construction was to begin this week and conclude by late June.

The Brownsville project has not yet been registered with the state.
